No public Turkish government source reviewed for this guide describes a universal, stand-alone “citizenship interview” that every investment applicant must pass. The real work is making the investment route, identity documents and application record internally consistent. A request for clarification or an appointment can still arise in an individual file, so prepare for a factual review rather than memorising a script.

For the property route, the Investment Office states a minimum USD 400,000 value and a title-deed resale restriction of at least three years. Its current residence guidance also lists other investment routes, generally at USD 500,000, with their own evidence. The investment is therefore the entry condition, not a substitute for the authorities’ assessment.

What “due diligence” means in a Turkey citizenship file

Due diligence is best understood as a consistency test across the file: who is applying, which route is relied on, how the investment was made, and whether the submitted documents support those statements. It is not a published list of trick interview questions.

Law No. 5901, Article 12, provides the exceptional-acquisition framework and says applicants with a circumstance obstructing national security or public order are rejected by the Ministry. NVI’s current FAQ says applications are evaluated by the General Directorate and eligible cases are submitted for presidential approval. That is why a polished explanation cannot cure an incomplete or contradictory record.

Prepare for questions without treating them as a formal interview

Answer only from documents you can show. A useful preparation meeting should match each answer to a page in the file: passport identity, civil-status documents, investment certificate or property record, payment trail, and any translation or apostille. If a fact is unclear, record the gap and obtain the correct document rather than guessing.

  • Why this route? State the route actually used; do not blend a property route with a bank-deposit threshold.
  • Who paid and from where? Reconcile the applicant, originating account, transfer history and transaction documents.
  • What is the family relationship? Use civil records, not informal descriptions.
  • What changed since filing? Flag renewals, passport changes, address changes or corrected documents promptly.

For a property file, use the official property guidance to confirm the qualifying threshold and the three-year restriction. For another investment route, confirm the responsible attesting authority and evidence before relying on it. Do not promise a particular outcome or timeline.

Red flags that require action before submission

The operational risk is not an awkward question. It is a document trail that cannot be reconciled. Pause and resolve mismatches in names, dates, ownership, amounts, payment references or translations before presenting the file as final.

  1. Build a one-page timeline from passport and civil documents through investment and application milestones.
  2. Compare spelling, transliteration and dates across every document; explain genuine variants with supporting evidence.
  3. Check that the route-specific eligibility evidence belongs to the same applicant and transaction.
  4. Keep originals, certified translations and copies separately labelled; never alter or recreate evidence retrospectively.
  5. Ask the relevant bank, registry office or qualified adviser about a specific procedural uncertainty before filing.

How the official sequence frames the review

The public guidance distinguishes the investment evidence from the citizenship decision. In the property route, the Investment Office says that, after land-registry procedures, the foreign national can use the eligibility certificate to apply for residence or citizenship. The NVI FAQ describes evaluation by the General Directorate and presidential approval for cases without a national-security or public-order obstacle.

That sequence supports a practical rule: keep the eligibility certificate, residence step where applicable, civil documents and citizenship file aligned. It does not support assuming that an interview, a property purchase or a consultant’s checklist guarantees approval.
