Can an Indian citizen use Turkey citizenship by investment?

Yes. The official Turkish framework lists a real-estate route from USD 400,000, subject to a title-deed resale restriction of at least three years and the competent authorities' process. It does not publish an India-specific lower threshold or fast track.

The Investment Office route summary also lists USD 500,000 alternatives such as a qualifying bank deposit and fixed-capital investment. This article focuses on the property route because the evidence trail is different from a bank-deposit file.

What must the property file prove?

The property value alone is not the whole file. The acquisition has to support the eligibility certificate, the title deed needs the required resale restriction, and the purchase trail must be coherent from payment to registry record.

Before signing, align the sale contract, valuation and transfer schedule. A property that is attractive commercially can still be a poor fit if the documents, timing or payment evidence cannot support the citizenship file.

Why does the foreign-exchange certificate matter?

For foreign natural-person acquisitions, the FX conversion and bank evidence should be planned before the seller is paid. TKGM's foreign-exchange purchase certificate notice is the official starting point for this part of the land-registry file.

Keep the bank receipts, conversion evidence, seller transfer proof and title-deed records together. A late attempt to reconstruct the money trail is where avoidable delay usually appears.

How should OCI planning be handled?

OCI planning is a separate India-side administrative question after a change of nationality. The Indian government's OCI FAQ lists, for relevant applicants, a cancelled or surrendered Indian passport with a surrender certificate for passports surrendered in or after 2010.

That does not mean OCI is automatic, nor does it change the Turkish investment threshold. It means the Turkish property file and the later India-side file should be sequenced instead of treated as one application.

What is the practical order of work?

Use a controlled sequence: confirm the investment route, screen the property and seller documents, set the banking and FX path, complete land-registry steps, obtain the eligibility evidence, then prepare the residence and citizenship filings. Authorities decide the outcome.

  1. Check eligibility, ownership structure and document readiness before committing funds.
  2. Map every bank movement and FX document before transfer.
  3. Record the title-deed restriction and retain the full closing pack.
  4. Keep India-side surrender and OCI questions for specialist review after nationality changes.

Is USD 400,000 the price I should budget?

It is the official minimum stated for the real-estate route. Transaction costs, professional work, banking requirements and the facts of the property purchase are separate.

Can I sell immediately after applying?

No. The official route summary ties the property route to a resale restriction of at least three years.

Does buying property guarantee citizenship?

No. The investment and evidence must satisfy the route, and the authorities make the decision.
