A Turkey citizenship property purchase is tested as a file, not as a marketing brochure. The property, official deed figure, bank trail and valuation-side document have to tell a consistent story. The date on that document is part of the control.

What does the appraisal date change in a Turkey CBI file?

It determines whether the valuation-side evidence is still usable at the point of the land-registry transaction. TKGM says reports issued before 9 December 2024 were valid for three months from issue, while Tutar Tespit Belgeleri (TTB) issued after that date have a six-month validity period. Which values must line up for the USD 400,000 route?

The route requires real estate worth at least USD 400,000 and a three-year no-sale undertaking. TKGM’s foreign-affairs FAQ says the FX purchase certificate, declared deed or promise-of-sale value, valuation document and payment transfers must each meet the required value. When should a buyer commission the valuation-side document?

Build the file first, then order it close enough to the registry appointment that its validity window is not spent by document corrections, banking checks or seller delays. Do not make a deposit irreversible merely because an agent says the property is “eligible”. Confirm title, seller chain, payment route and proposed closing sequence before fixing the appointment.

What changed after 9 December 2024?

TKGM distinguishes older valuation reports from TTB documents issued after 9 December 2024. The FAQ gives TTB a six-month validity period and describes a software comparison process before it is issued. That is a document-class change, so buyers should ask which document the file will use instead of applying an old three-month rule by habit.

What is the working checklist before title transfer?

Ask for the exact parcel and independent-section details, verify the intended route with the registry-side adviser, map every transfer and FX record, and retain the final issued document with its date. For buildings, the Investment Office also lists current municipal value evidence and compulsory earthquake insurance among the land-registry requirements.

Frequently asked questions

Does an appraisal date by itself guarantee citizenship?

No. Authorities assess the complete legal and payment record. A current document does not cure an ineligible property, an inconsistent declared value or a broken transfer trail.

Can a buyer rely on an old report?

Only if it remains within the applicable document window and the transaction facts still support it. TKGM states that a change affecting value can require a new report.

Is the $400,000 threshold the only amount to check?

No. The threshold is central, but the related deed, payment and valuation-side evidence must support the required value under the applicable rules.
